<image:caption>Meet Angela Zeit! We're excited to introduce Angela Zeit, an architectural designer and educator whose work brings together healthy materials, sustainable design strategies, and high-performance building systems. At PXD, she contributes to the design and documentation of housing and community facility projects, applying research-driven design and technical expertise in material health and bio-based assemblies to advance PXD’s mission of creating equitable communities. Alongside her work at PXD, she has taught courses in materials and sustainable building systems at Parsons School of design, and has worked with Healthy Materials Lab at Parsons, conducting research on material health, embodied carbon, and emerging construction methods through prototyping, documentation, and design research. Her work is driven by an interest in how architecture can foster healthier, more resilient communities by integrating material innovation, environmental performance, and thoughtful design from early concept development through project delivery. We asked Angela a few questions about what inspires her, in architecture and beyond: What drew you to healthy materials, sustainable design, and affordable housing? I’ve always been very drawn to older buildings made out of heavy materials like stone and earth. Going down the research rabbit hole of legacy materials, you can’t help but notice the difference between what buildings used to be made of, and what they are made of today. I became very intrigued by the question, how would design change if we went back to using only natural materials, or if we were to stop using materials that can make us or our planet sick? Using “only” healthy materials may come off as a constraint at first, but I think it’s actually an opportunity to reimagine the way our built world looks and functions. There is a social justice component to these questions, too, because today, “affordable” usually means cheaply made, out of the cheapest raw materials available, which are often plastic or petro-chemical-based. These materials can be harmful to human health throughout the product lifecycle; from extraction, to installation and use, to end of life. Low-income communities are at higher risk of exposure to toxic environments created by unhealthy materials, but in most cases, not even affluence can fully escape this risk. Development and construction industries look for savings across the board, so the only way to make our communities healthier and more sustainable is to be thoughtful about how things are made and what they are made of. What makes a place feel like home? I think it’s the little things; adaptations, details, and well-worn elements of the built environment that get layered into your life over time, that become super personalized to you. This can be the way you’ve arranged your living room for the fourth time since moving in, or a bench you like to sit on at your local park. Ultimately, I think what makes a place feel like home is spending time there. If you could add one thing to every NYC neighborhood, what would it be? NYC has many buried streams and rivers still running underground. I wish every neighborhood could daylight a local water body for communal activities, bathing, or even commuting. We are a coastal metropolis built over wetlands… This is easy to forget when so much access to water is blocked or buried. I’d love to see our hydrological identity become more present at the neighborhood scale. What’s something people would be surprised to learn about you? I initially chose to study architecture because I wanted to be in a creative field, but was nervous I wouldn’t be good at drawing. Spoiler: I learned to draw just fine. Now I teach a class about materials, and I love to work with students on drawing and representing their ideas with clarity and in a way that feels true to their own style.</image:caption>

<image:caption>Meet Josh Gritz! We’re excited to introduce Josh Gritz, Architectural Designer at Purpose by Design, and a passionate advocate for social and environmental justice. Josh brings a passion for affordable housing, community-focused design, and creating spaces that foster connection. His experience spans supportive housing, cultural institutions, and graduate-level housing education, where he has explored how thoughtful design can strengthen neighborhoods and improve everyday life. From schematic design and project coordination to BIM and housing research, Josh brings creativity, curiosity, and enthusiasm to every project. We're excited to have him on the PXD team and look forward to the impact he'll make on our projects and communities. We asked Josh a few questions about what inspires him, in architecture and beyond: What drew you to affordable housing, sustainable, and community-focused design? I was always more interested in architecture as a tool for social and environmental justice than as a vehicle for esoteric and egotistical monuments. Though I’ve understood housing as one of the foundational upstream issues of our time, for a long time I carried the stigma that affordable housing design was drab and utilitarian. But after working with brilliant and caring designers, developers, and city agencies, I have come to realize that there is a shared desire to create affordable housing that pushes the envelope on design while creating practical and budget-minded spaces for the most vulnerable in our society. I am also interested in the ways that shared spaces and cultural facilities can complement the dignified privacy of home through social camaraderie. What makes a place feel like home? I call them “objects I collect along my travels, a tableau of memories captured in physical form.” My partner calls them “tchotchkes.” I believe in home as a place for personal expression and autobiographical narratives. Nothing is purely decorative—everything has a story. To some, my tchotchkes may seem like mindless clutter. To me, they reflect both the grand adventures of life and the warm comforts of returning home. If you could add one thing to every NYC neighborhood, what would it be? Indecisive as I am, and in case anyone from the Mayor’s office comes across this, I’m picking a few. Public water bottle fillers on every corner. A neighborhood café with fresh baked goods, strong coffee, and the ability to sit or use the bathroom without being a paying customer. Outdoor seating that is not affiliated with any business and does not have hostile design features. Industrial fans to keep the air moving when it’s hot and muggy. Also, we need to bring back the sidewalk dining sheds and allow looser design standards. What's something people would be surprised to learn about you? Many people remark on my unusually loud voice. What they might not know is that I honed my power of projection by performing in theatrical productions from middle school through college. I also tried my hand at set design, the perfect intersection of theatre and architecture. Though I don’t perform anymore, one of my favorite NYC activities is going to the theatre. We’re proud to have Josh as part of the PXD team!</image:caption>

<image:caption>Meet Iris Wang! We’re excited to introduce Iris Wang, Senior Project Manager at Purpose by Design, with extensive experience in complex urban projects. With over 12 years of experience designing mixed-use housing throughout New York City, Iris brings extensive expertise in sustainable, high-performance residential design, complex multifamily developments, and community-centered planning. Throughout her career, she has led projects ranging from supportive housing and mixed-use developments to community facilities and large-scale planning initiatives, helping guide projects from early feasibility and zoning through design and delivery. Her experience managing multidisciplinary teams, collaborating with owners and consultants, and advancing innovative building solutions—including Passive House principles, renewable energy systems, and resilient design—reflects her commitment to creating healthy, equitable, and lasting communities. If you've had the pleasure of working with Iris, you know her approachable nature, collaborative mindset, and thoughtful approach to problem-solving make her a valued teammate and a tremendous addition to PXD. We asked Iris a few questions about what inspires her, both in design and beyond: What drew you to affordable housing, sustainable, and community-focused design? "I've always been interested in architecture that improves everyday life. Affordable housing has the opportunity to make a real difference—not just by providing homes, but by creating places where people feel connected to their neighbors and community. That's the kind of work I find meaningful." What makes a place feel like home? "It's the little things that happen every day—kids playing outside, neighbors recognizing each other, and places where people naturally stop and chat. Good design can't create community by itself, but it can create opportunities for those moments to happen more often." If you could add one thing to every NYC neighborhood, what would it be? "More spaces that don't have a strict purpose. I've always been fascinated by the moments where architecture creates room to pause, gather, or discover something unexpected. Those flexible spaces often become the most memorable parts of a neighborhood." What's something people would be surprised to learn about you? "I'm usually the one planning the next outing—finding new restaurants, neighborhoods, or weekend adventures and making sure everyone has a great time." We’re grateful for the expertise and perspective Iris brings to our work!</image:caption>

<image:caption>Essential infrastructure starts with listening. This year, we again had the opportunity to lead a Municipal Art Society (MAS) Jane’s Walk exploring one of the most overlooked—yet vital—elements of public space: the public bathroom. Who gets to stay in a neighborhood? Who is welcome to linger, to gather, to belong? Often, the answer comes down to something as fundamental as access to a bathroom. Walking with community members, we were reminded that the best urbanism is shaped by the people who live it every day. Their voices, their experiences, and their needs matter.</image:caption>

      <image:title>Projects - Citywide Bathroom Strategy - City-Wide Bathroom Strategy.</image:title>
<image:caption>Our 2024 publication, Citywide Bathroom Strategy, revisits public bathrooms in the post-pandemic era and proposes innovative, cost-effective strategies to support Intro 0694-2024, a public bathroom bill proposed by Councilmember Sandy Nurse, which aims to expand our public bathroom network from 1,000 to 4,000 bathrooms by 2035. It examines how we can leverage our public buildings, foster public-private partnerships, and re-evaluate how we implement standalone public bathrooms to create a comprehensive, cost-effective, high-quality, well-maintained, safe, and equitable public bathroom system for the health, well-being, and dignity of New Yorkers. <image:title>Projects - Citywide Bathroom Strategy - The Need for Public Bathrooms.</image:title>
<image:caption>Our 2020 publication, The Need for Public Bathrooms, examined New York City's existing public bathroom system and revealed that there are approximately 1,000 facilities serving 8.5 million residents and 60 million annual tourists, with only 2 that are open 24/7. The report explored various bathroom typologies, drew on international precedents for inspiration, and offered design guidelines to improve our city's approach.
